Near Branch Avenue Metro, A Major Federal Tenant Will Bring Many New Dining Options

Federal employees whose jobs are being shifted to the new Citizenship and Immigration Services hub near the Branch Avenue Metro station shouldn’t have a shortage of dining options when their new space opens 2020.

An affiliate Peter N.G. Schwartz has agreed to develop a 35,000-square-foot retail center just outside secured gates of the planned CIS facility at One Capital Gateway Drive as part of the $256.6 million, 15-year lease inked with the federal government’s real estate arm in August. The General Services Administration revealed information on the lease in response to a Freedom of Information Act request.

The lease, which will bring more than 3,000 employees to the area, was a major win for Prince George’s County given the county has won fewer federal agency leases than its neighboring jurisdictions. It still comes short of the FBI’s prospective headquarters, for which Prince George’s was also being considered before the search was halted in July.

Schwartz has agreed to include a dry cleaner, convenience store, drug store and various food establishments as part of the project, “similar to Taylor Gourmet, Subway, Red Maple Restaurant, 7-[Eleven], Bon Chon, California Tortilla, Panda Express, Peet’s Coffee & Tea, Potbelly, Sweetgreen, Paisano’s, Belles Bistro, Nigiri Sushi, Uncle Julio’s and Emory’s Burgers & Bourbon,” according to the GSA’s lease terms.
