Move over, Capital One – a new Tysons skyscraper is now on track become the region’s tallest building.
Clemente Development Co.’s massive View at Tysons development, to include the 600-foot-tall Iconic Tower, earned unanimous approval Tuesday from the Fairfax County Board of Supervisors. With 3 million square feet of mixed-use planned across six buildings virtually adjacent to the Spring Hill Metro station, the View becomes one of the largest developments ever approved in Tysons. And it’s set to completely transform the western section of the neighborhood, which has not seen as much development as other sections of Tysons since the county approved massive increases in density limits 10 years ago.
The project is set to include up to 1.14 million square feet of residential space, providing a huge infusion of apartments for the area, which is still largely dominated by offices, car dealerships and surface parking lots. County officials have been especially keen to add more housing in Tysons, in a bid to put commuters closer to their jobs and pull cars off the area’s congested roads.
“The totality of the site is within an eighth of a mile of Metro station, and I think that was really persuasive to the county,” said Antonio Calabrese, a partner at DLA Piper LLP and Clemente’s land-use attorney. “There really is no more appropriate place to create an urban neighborhood than within 100 feet of a Metro landing.”
